Columbus does have a higher entry point than the rest of the cities but that is warranted in the fact that it is seeing high levels of appreciation, a diverse job field, and a growing population.

There is also strong job diversity with healthcare as a major field.

Dont take anybodys word who isn't a cpa that specializes in this field.

I recommend researching REI courses—invest in that, and you'll learn specialized knowledge in the field you want to work in, instead of investing in a degree that barely overlaps with the field you have your eye on.

If ledge is near the surface, construction will be more expensive (blasting or pecking cellar hole, leach field, underground utilities, etc)Ask neighbors about their well: Hard water, Radon in Water, Depth, flow, etc.The further from the road, the more expensive it is to bring in utilities (Electric/Phone/Cable).Watch out for wetlands! 

I guess it depends if you want to make money in those fields or just get the knowledge. 

I have done my own independent research up to this point, but I am wanting any advice from anyone in this field.

Ultimately, I just hope to change the trajectory of mine and my families lives, be able to give back to my community, and be someone that can impact hundreds by showing how one can rise above whatever adversities they are presented with and create a better life for themselves.It would be great to receive as much feedback from you investing in multi-family and have been in the field for years.
