I think I am leaning more towards the SFH to start off with and later work my way up to a duplex/triplex once I got my foot in the door. 

On my builds, its likely a $8-10k add for a 1000ft foot print house, based on the last house I looked into it for (it was a two story, 1800ft total). 

My plan is to get my foot into wholesaling and make my way to fix and flip to buy and hold for passive income. 

It's very important to get started on the right foot and not get scammed or make a mistake early in your career. 

I would check out a great investor-friendly agent and see what they can map out for you to set you off on the right foot. 

Sorry, for all the questions but has the OSU rental market become too expensive ( because it's so valuable) for a new investor to get a foot in. 

However, I didn't buy a 2 bedroom 1,500 square foot house in town that isn't much to look at but has an appealing price.

When the cost per sq foot is 25%+ higher than condos or SFR you really have to pause in your assumptions that just because its a 4 unit its a good deal.

It has their own separate entry door and 4 replacement windows and also has a 7 or more foot ceiling.Does anybody has any experience on how to finish a basement up to code and laws about renting out basements?

The cliff notes for leasing the land to dweller are 1) they need a large enough flat space to put the unit with proper setbacks (about 26x45 I believe... typically in our area that requires a 5,000 square foot lot), 2) dweller will pay for the install including permitting and bringing in utilities but the owner has to remove any landscaping etc to prepare the site, 3) dweller has a land lease with the property owner that allows them to rent out the ADU (of which the property owner gets 30 percent of the monthly income (gross I believe)).
