I expected to be fully set up after the 4 sessions and now 5 months later I feel like I’m utilizing about 80%.

The more I listen to Bigger Pockets YouTube podcasts I feel I don't really need a them and can do this myself....going to get started, like Rob said document your journey and here I go.... 

If, for example, I could get hard money to purchase/repair and pay off in a year, I'm confident I could do so without loss, but only if the payments could accrue in the background, collecting interest, without being paid until the house sells.

You may be more introverted in some scenarios and more outgoing in other scenarios that you feel more comfortable.
