In my town, appraisal is mostly invluenced by the following factors, in no particular order:1) finished, livable square footage2) number of beds3) number of baths4) central HVAC vs. other type of heat/cooling source5) garage space6) yard fencingBeyond that, pretty much everything is going to suck more money out of your pocket than it returns.  

If .18 cents is standard that's fine, I just want to make sure I'm not overpaying by a factor of 6.
