@Allen McGlashing my plan for the units is:New Construction Cost = $600KFurniture and interiors = $35KTotal outlay = $635K and will finance with a lender @ ~30% DPHave it on STR - use local PM company - estimating around 35% feeI expect NOI = ~$25K - see sheet belowMy question is - market wise does this make sense - in the current market do we have any better opportunity?

Not sure how expensive the LVT you chose is, but I'd definitely want to get other quotes on your bid to get a truer estimate of contracting costs in your area.
