This one is more recommended if you are thinking of doing a flip or a temporary investment since it doesnt have long term effects like the refinance. 

Most of my experience is fixing and flipping, so any guidance would be appreciated.

Though my years of hiring trades to work on my rental and friends/ family/ clients properties I have had it good and bad experiences.

But I'm curious as to the collective experience here.

She is 1099 her 2023 taxes are great but 2022 has quite  few deductions and does not have 5 years of the same 1099 experience.

I was just at a capital raising event in New York City pitching miami and columbus. by far there is more interest in miami for development, land entitlement, etc. you also aren't local so I'd discount what you say by like 80%. even if you are looking at "condo" investments, that's about the poorest way to invest in real estate so I'd say just you looking at that says something about your experience level. 

Just a guess from experience. 

I’ve read and researched so much on STR startup and mgmt at this point,  but looking for some real world experience before we make a decision.
