We live in Fort Collins, CO with our two cats, two dogs and a horse.We bought our first house in 2011 and after moving out in 2014 became first time landlords.

She has a pet(dog) who will be with her during the time she visits/stays at the rental property.The GF is not a co-applicant but just visits him and stays a day or two.How do I address this situation since we have a "No Pets" policy in all our rentals.Should I charge a pet fee every month along with a pet deposit or should I say "No Pets."

You can invest money in various tools which give you technological advances, or you can "Bird Dog" a market and find something where a HML will partner with you.  

We have two large dogs and in our last home (which was on the market all 3 years we lived there), having an agent constantly calling and bringing people in was a huge inconvenience.

Since I'm in Wilco I don't have a dog in this fight, but always watch with interest what happens down there.
