Old dog ready to learn new tricks

Greetings! My name is Brad and my wife (Donna) and I live in Florence SC. We are originally from the Upstate area, Spartanburg/Boiling Springs specifically and have ties to WNC (Western North Carolina for those of you with keyword alerts that are not initials!).

We currently operate an Amazon business doing online retail and arbitrage. Buy low and sell high - that's about where the similarities end. Our goals with real estate are to diversify our business and hopefully create an additional income stream that could provide us with some passive income that we could manage from anywhere in the world.

We are currently looking at foreclosures and trying to get our knowledge and due diligence done before we make our first move. We have plenty of questions which we will save until after we have searched to forums for similar inquiries that have already been answered.

Happy to connect with anyone in the area or region (or anywhere really!) and hope to find some networking opportunities to get out and meet some of you all.

Why are you looking at foreclosures in particular and where/how do you plan to buy them? What do you want to do with them? Flip? Hold? BRRRR? Multi-families will tend to cash flow better than SFRs and living in a home and doing a "house hack" can be helpful too, for a variety of reasons. And the house hack doesn't have to be forever, you could live in a duplex for 2 years and then put a tenant in it and move on to the next project.

Do either of you have construction skills or are you interested in learning them?
