If you don't really have the time or knowledge to do it then I would advise against it or anything else for that matter.If you are looking for passive income then I would pick a strategy and become educated with it then invest in that area.You could also buy turn-key(ish) properties at a deep discount using long term hard money then sell it by offering seller financing and doing a wrap.

However if you can manage your properties right and keep them filled it'll be a great time to start scooping up properties from people that don't manager their properties as well at deep discount prices.

Will, i'd be interested in picking your brain on buying and flipping...i normally deal in bulk REO..but im looking to dive in head first in on my first buy and flip and buy and hold...what advise can you give me,-- high demand areas, cities, states... loop holes, pit falls..that sorta stuff...

As far as the properties, just seems to me like might be in them alittle too deep right now to unload them.. as said above, the deal isnt an awful deal, there are just better, and in todays world, alot better deals to be found.
