I have been excited about real estate for over two years now, reading several books and blog posts on the topic on and off, but for some reason haven't really browsed the forums that often, nor have I made any posts before.

I was reading Mark Ferguson's blog and came across this cash flow calculator.http://investfourmore.com/rental-property-cash-flo...In that he mentions that house older than 50 years have on an average 25% maintenance cost.

You should also check out the blogs, forums in addition to the podcasts.

Most people try to put down very little money to not worry about that.Of course the angry seller could always Google search his name and discover his stated intention to not actually buy the property.
