What's the average commission in the zip code offered?

I'm in a space to do some house hacking, and am under the general (unresearched, unless you count years of Zillow watching) opinion that my local rental market is healthy.

In contrast, I've been in deals that sandbagged on their projections and they start hitting proforma rents in month 1.

Hi, I am Canadian, and I am not a registered agent, but interested in seller finance, so my question is can I talk to sellers directly or I have to do this through an agent that represents me? 

I am looking to connect with local investors in the southern Ohio area to learn from and work with.

You may sneak one by an investor and some agents use this strategy but they are transactional agents, and rarely last in the business. 

Hello Everyone,I was talking to an investor in regards to financing and his suggestion was to get a 500k loan to put towards all current debt, but wasn't sure all the factors that may be implicated with going this route.My current portfolio has 2 properties (1 LTR, 1 MTR = 370k), and current debts: HELOC at 54k and a vehicle at 40k.
