Give or take.The owners bought the house 3 years ago for 140k they have done minor fixer up things and one huge renovation for 10k on there bathroom.The house is small, 2 bed 1.5 bath and 2 car garage.

The end result will be a 3 bed, 2 1/2 bath cape with a master suite on the first floor and two dormered bedrooms on the second floor.We are modifying the closet under the stairs to accommodate a side by side washer and dryer, so they will be on the first floor just outside the master suite.

Your market will determine whether the extra bed/bath ( my guess) or the garage is more desirable, but get it permitted if you convert.

It's a big draw in that rental when prospective tenants see the wood. 8 years and it's holding up fine (except for where the very first tenant drug a bed around and scratched the bejesus out of it).
