I don't know a whole lot about portfolio loans other than the lender holds the note and the borrower can do/get other types of creative financing.

I happen to check to ensure the deed has been recorded and to my amazement it was not.

And, as awful as it may sound and as much as I'm likely to get beat up by saying it, I feel no obligation to ensure people who are here illegally are protected.  

Time to get creative when looking for places. 

At that point I will look for more creative solutions to continue growing my portfolio. 

As long as it is cash flowing, just be thankful, and look for other creative ways to finance the new property!
