There are many good "step one" paths up in life we all can take before starting in real estate.

Hard to get correct comps on flooded homes and they may be sitting for awhile after rehab.

you can or should throw it back on the seller to correct.. unless your getting a smoking deal or the market is so hot that they will sell it themselves.

You are on the right path doing your homework upfront to have a clear plan!

I would NOT need to check of any mortgage/loan contingencies on the contract, correct? 

My career path is decent, but it won't make me wealthy.
