Although our primary business is not wholesaling, we do get a lot of off-market leads and often wholesale the ones that don't meet our criteria or are outside our core market to other investors.

I honestly think the banks would have a more compelling argument for things being unethical if there wasn't collateral to indemnify them.

I think if you are confident this relationship will grow to more properties and that you offer your investor something more then just finding the deal then you have a very compelling opportunity that I would take!

That turnover rate is pretty high.Maybe some questions as the others mentioned:* Try a new property manager - one that just does a, practically automated "pass / fail" is not looking at the CORE tenant and what they are like / their motivations / desires / fears etc.* Check out your competition.

It might be your investment area of choice that type of product is not developed there.I see that design more in urban core areas with walkability.Might just want to take a drive ten miles in a circle and spend a day looking around.

Your story alone, even if an outlier, compels me not to touch DC at all, coupled with the fact that prices are high.  

While I don't particularly care what you think of me I feel compelled to offer you advice.
