more $ isnt the issue, just finding a deal / getting myself to DO it is...the thing I didn't account for w/ this though is a management fee, this would be an easy one to manage myself, but if I decide that's not something I want to do after a year and want to pay 10%, that eats up pretty much all the cash flow in that deal.

A good property appraiser might not get an offer from a bad company if a company started to raise money for a startup, then it's all going to be an unavoidable problem - but for now, there would be little reason to pay them.
