Great question, I saw a post yesterday that someone got a HELOC for a down payment on a property last June and the payment was $500/month, interest rates went up and now they're paying $850/month.

At least people have ratings on the OTA and I can see if other hosts have had issues.

I'm getting concerned because I know from all my BP reading/learning that expected PM rates vary from 5%-10%, so I was preparing to pay on the upper end of that to make sure I find a "Rock Star" PM (as BP books would emphasize doing).

Most focus on the fees and management rates but the most critical part of any PM agreement is the authorized agency that's created to act on your behalf and there may have been protocols that have to be followed in order to supersede what's in the agency agreement.
