Again this is all about removing friction from the house (students chasing each other to get paid).

Personally, I use the Chase Visa rewards system (Corporate card plus a personal card to transfer points off to) and it is great.

I always recommend playing out the number over 5 to 10 years and working your way back.I find a lot of clients chase cash flow at first, but its hard to come up with enough Down payment $ to scale to replace income.

Personally, if I retained a tenant for 13.5 years and was getting annual increases, the tenant took overall good care of the home, and didn't force me to chase rent, then I may be inclined to overlook a few things here or there.

Working with you as an investor isn't this magical carrot that all of these agents are chasing.

Once you find a better idea what types of numbers are achievable for you, you can make a decision if the estimated amount of income you will bring in, will be worth it to you (likely chasing future appreciation).

I hate chasing tenants for payment whether it's check, venmo, or other.  

When people are younger they tend to chase money because they want to be financially free.
