The property is in fairly bad shape:The roof needs repaired or replaced, no flooring in the house- needs carpet or other.

We added a new roof, furnace, siding, windows, concrete driveway, updated the kitchen, master bathroom, added carpet and flooring throughout.

It was all carpet before.

Currently both have carpets, not high end properties.

Carpet on stairs and in the upstairs rooms are heavily stained and need replacing.

These value add deals would mostly involve cleaning, painting, repairing a few leaks, new appliances and carpet. 

My benefits are obvious I’m not wasting my time I’m not scrubbing carpets walls or cleaning toilets !

Carpet does need pulled out of one of the apartments. 

So other than removing carpet in one apartment, there would be no planned work.
