The selling of the townhouse will not directly affect their credit score, however the additional $30-$40K will help to pay down some late CC's and unsecured debt to then allow those positive payments to impact their credit score going up.

@Brent Lesson - Most likely laziness or ignorance.If you send me some addresses, I can pull them up in MLS (comps and prior sales on the same units) and tell you what the HOA fees are.Most condo HOA fees in Tampa are between $250-550, so it can have a HUGE impact on your cash flow and cap rate.
