I hate to be the bearer of bad news, but if the property has already been sold and you have received the funds yourself, you are no longer eligible for a 1031 exchange.How long ago did you live in the property?

I’d do cash for keys in this case :Tell them that you are supposed to give them 60 day notice ..and if they don’t destroy the building and agree to vacate before lease is up ..you’ll give them their full deposit back plus additional 100 bucks ( or whatever you’d want to add to entice them ) if they are making things really bad for your good tenant then the good tenant probably won’t be there much longer either if you don’t do something

Unless they're made of really bad material.As for the PM, they have no excuse for not inspecting and I'm surprised they even tried to pass of such lame excuses.
