No specific agency, I am actually building a scheduling software aimed at real estate agents and I wanted to know if people had developed processes for arranging and allocating meetings. i.e: grouping showings on the same day to avoid traveling.

You can also arrange your lease terms so the tenants are responsible for all utilities.If you rent by the room, then you have a separate lease with each roomer.  

The tenant wants me to just issue a new lease without her name on it, but since they still have at least one upcoming hearing on the domestic violence/parenting arrangement, I want to keep it all above board.

My tenant of 5 years has just vacated and there is much work involved such as:1- Replacing carpets2- Painting the interiors3- Replacing locks with Landlord Locks4- Replacing water heater that is 15+ years old.5- Landscape (removing/trimming trees) etc.6- Fixing light fixture7- Repair broken windows, install missing screensSecondly, I have a management company that is not very efficient in scheduling and arranging these repairs.
