I know that I should look at square footage, bedrooms, and bathrooms, within a .5mile -1 mile radius.

Houses don't go for 5k in the neighborhood in question. 550 is about market rate(maybe on the low end) for a 2 bedroom in this area.

What, do you think everyone is going to stay in their bedroom until that period is over?

Only place carpet in the bedrooms, this way if you have to replace one room then you can have your Handy man do one room, and nothing needs to be seemed.  

2 bedroom condo that has been completely remodeled (granite, stainless steal, new carpet, new paint, base boards etc).
