An expert may be engaged once the property is “under contract” and the initial due diligence, concerning clear title, clean environmental, financing approval, lease verification, and profit and loss report verification have all been taken care of.

I would suggest that you engage in a fitness program and control your diet.

That being said, I can tell you I've discussed it with my attorney and perhaps there are loopholes in various states but I was told pretty candidly that engaging in any activity like this would be considered fraud and tax evasion.

I’ve been able to work alongside my parents a lot which is awesome, but apart from that all the time dedicated does feel very one track minded towards trying to build wealth, for better or worse.

It was all pretty standard, but they did not engage with us by sharing the lease agreement and did not share any background information about the tenant, such as credit and income (we don't even know who the tenants are or how many people are living in the unit).

In the meantime, I'd like to help out an active investor so I can continue to be engaged and learn.
