You could get a tenant or their guest that has a beer or two and stumbles, and hurts themselves, either for real or a fake accident....It's usually best to just make things right.

It has been bugging me that I have been managing on a more reactive basis, for example, if a tenant has a problem with a leaky sink, the HVAC stops working, a roof leak, etc. we will call someone in to repair it after the problem occurs.
