Hi, I am trying to figure out what are the best research questions to ask to figure out what zip code are good to invest in.

I've bought in several zip codes since 2015 and my tolerance for risk has changed over time.  

An increase of 350 percent of new buying power.Inventory in one zip code,  even in 2015, many times are below 20 houses. 

A lot of the older areas will be a street by street analysis.But, the best zip codes to buy will be 36117, 36109, 36106, in that order.36116 is a really big area with some great areas and not-so-great areas.And, every other zip code will have some good areas, some neighborhoods better than others.36104 near downtown would be great for STR.We manage 140+ sf homes here and normally have them rented in 30 days.

@Marci Mayes thanks for reply, i am looking for both Single family and up to 4 plex. i dont have any budget limit, i do look for ready to rent or cosmetic rehab. is there any particular zip code should i look in to at north?

I did make sure that these properties fit my buying criteria and are in areas that I've identified as good sections of certain zip codes.I also use a spreadsheet to calculate the numbers of a property MLS or not so I don't just buy any deal.For sure!
