best areas to buy rental properties in montgomery alabama?

Hi!


i am going to be investing heavily in single family homes in montgomery alabama and am trying to figure out where to buy my first rental home. As i've looked at many homes on zillow, i've noticed that home prices in certain areas have fluctuated heavily throughout the last decade, as alabama has had a slow path to recovery from the great financial recession in 2009. I'm trying to find an area of the city that will be safe to invest in, in the case of a stock market crash, as i want to be able to sell those rentals at any time. I'm also trying to figure out data, such as how long it takes to find a tenant in a certain areas. i know that many homes in montgomery are older and exist in or near opportunity zones, but are cheaper. would theses properties be risky to invest in? would the more expensive homes in the suburbs be safer investments?
