I'm not worried about it actually passing inspections, but I'd rather not deal with the city bureaucracy, fees, and inspections unless necessary. 

Screen them the same way, do scheduled property inspections and you should have a good experience.

So I just made an offer on a 3-4 Family Home it's currently out of attorney review and we just completed the inspections.

The plan is to convert the commercial space (currently 1 of the 4 units) to a residential unit, which I've already cleared with the city permit/inspections office and have spoken with an architect regarding the process.

*construction company is new on the scene, so no reputation good or bad so not sure I would want to forgo any inspections.
