I use a simple excel sheet for accounting as I only manage my 5 units, but being able to syndicate my listings all over the web, integrate an online application with legit screening reports and collect rent all through one platform makes my life pretty simple. 

Although personally I’d have more peace of mind knowing I made the financially optimal decision, regardless of whether that includes having debt or not.

According to what I'm seeing it looks like there might simply be an optimal time to sell even a healthy house, simply because your marginal ROI is diminishing over time.

I probably spend at least 2 hours of my day checking Facebook, surfing the web, or watching Naked and Afraid.  

Large broker web pages like Marcus and Millichap, CBRE, ARA, Colliers, etc are also good. 

Once under contract, you make the changes you see fit to get the building running optimally by increasing rents and doing any necessary work, then have the ability to by the building after a couple years since you increased the value while managing it during the land contract.
