As of right now, there are 3 existing permitted structures: main house, detached garage in front (600 sq ft), and huge 2-story detached storage unit in back (2400 sq ft).

@Michael Hill We negotiate a bulk plan with the provider where we get the Internet for let's say $20 per unit then we turn around and offer it to the residents at $40 which is still less than let's say the retail cost of $50.

I recently purchased a two unit duplex about a month ago and I’m looking to connect with as many people as possible in real estate investing, property management and the making of a landlord.

Customer service is lacking, they are difficult to get ahold of (whether you're an owner or guest), and they price your unit too low. 

So, I would make extra payment every month to that mortgage as the cash flow allows, bearing in mind the need to keep a prudent level of cash reserve for vacancies, repairs etc. 

)The problem for us is that since we only manage approx 10 units which are fairly well-run and low maintenance, there simply isn't a lot of work to allocate.

I currently own 135 units and manage another 300 for others, and it takes less than five hours a week.

I am finding conflicting information about whether or not this is allowed in Jacksonville, Florida.I've found info stating that the owner must live in one unit and rent the other, or must rent both units to the same tenant, and the two units cannot be rented separately to two different tenants.

That would be covered in the lease.What I call multi-family (2 or more attached units) the responsibility for pest control is on the owner.
