TIA.I recently saw a tic tok from a lawyer saying if someone owes you money but doesn’t pay you should issue them a 1099-C.

If for example that deed is a Special Warranty deed that may make them liable to you for issues like this.

I'm not saying what my opinion of this was, but I never saw a single owner divulge the real amount....they would usually make it about 10-20% of the actual costs.I'm not even sure if you are legally required to tell them what you spent...seems like an invasion of privacy issue....?

Sure - once in a while something comes up unexpectedly - whether a tradesperson calls and wants to show up to do work with little heads-up or I'm dealing with a problem or issue - but that doesn't happen very often. 

No impossible at all, but I find that a lot of investors I work with locally tend to run into issues on this when we dive deeper. #3 Personally, when I was starting out, I invested out of state.

I would have no issue with flipping a rural property.

In your experience, if all of these issues are addressed, should I expect a pass on the next inspection or will he provide a list of new items (I've heard this can happen).
