Some folks include alternative revenue streams such as parking, laundry, storage, etc.; while technically correct, I never count laundry or parking revenue when evaluating a property.NOI does not include debt service (your mortgage).

Again, a grocery store may be easily converted into a retail department store type thing, but a grocery store going into a building that simply has open space can be very costly due to plumbing and food storage equipment.

Their family is growing and they want more storage.
