This property seemed all well during the initial inspection but after taking the keys we discovered a massive collection of various plumbing issues throughout the building.

If it’s electrical or plumbing we create a detailed list of what was done because a lot of the time you can’t see that stuff.

There is $32k of debt on property (taxes and unpaid water bills), and it is need of significant repair (roof, bath and kitchen, plumbing, and some drywall).

But be careful, modern toilets and old plumbing don't always mix well.

Plumbing for kitchens and baths essentially costs the same whether it is a tiny house or big.

Cosmo allowed us to do the complete re-plumb ourselves on a flip because we were the owners on record. 

Based on our research and reading extensively into our contract, we're responsible for any odors/plumbing issues emanating from within the unit, but the unit itself is in perfect condition; it's only two years old and they haven't brought up a single issue in the couple months they've been there.

This is something I constantly have to do with plumbing and it puts a little more pressure on the service provider (usually after the fact when the tenant calls them to complain), but it holds the system in the property place -- let the expert determine who dunnit.
