@steve ill take a look at the ULOC loan.

The issue is that we have 2 rent-controlled tenants in the building. 1) One tenant is over 60 and has lived in the unit for more than 10 years. 2) Tenant 2 claims to be catastrophically ill and has lived in the unit for > 5 years. 

I placed an ill advices first offer about 8 weeks ago.

I have big dreams and goals and strive to achieve them, I am burning to do a Development and nearly succeeded but my goal is to have a Real Estate Developing Company and to have Income producing Properties as well as some businesses, still have a long way to go but ill get there, someway or another.

Still on the fence about yellow letters or postcards, ill probably mix it up.

also my credit is not all that so i doubt ill fet approved by bank to take on current loan if they do check mt credit on this transaction. any type of advice will be helpful.

I've made relatively good money since college so spending a lump sum is a big decision not to be taken lightly or ill advised, and I don't want to be told what to do, just maybe gain some perspective on how others went about it so I appreciate you guys sharing.
