@Christopher AndersonI have a lot of exposure to the Southern California STR market, and my best piece of advice is to be very aware of the regulatory pressure and momentum happening in Southern California.We are under attack from the hotel lobby funding NIMBY neighborhood groups everywhere.

For our places, we went with higher end second hand stores and inexpensive antique stores.We really did not want a brand new hotel look and feel, that goes against everything that STRs are about to me.Good quality solid wood furniture, real artwork, knicknacks and swag with character.

However, if you are renting a private property in direct competition with hotels/motels, you should be subject to the same rules as the hotel/motel industry.

I have worked in the hotel industry for many years and still to this day my favorite job was working at Disney. 

This year it is October 13-16 at the Golden Nugget Hotel.

It's like running a hotel, you have to schedule cleanings, checkin's and checkouts, make sure the place is stocked with supplies (toilet paper, coffee, paper towels etc) and communicate with guests.

There are existing companies in China (e.g. this prefab 'platform' manufacturer) that provide steel container SFR, Apartments, hotels, etc. already, so seems like an analysis of these existing companies is in order.

So much for meeting rooms, additional if kitchen is used for lunch preparation or set up, etc.Lots of small associations, like REI groups, networking groups, etc, have a very hard time finding space to rent that doesn't cost a fortunes, like hotels charge for their meeting rooms.Holiday, anniversary, graduation, and birthday parties might pay for rental space.You could set the fees to include paying a property/space manager to handle all the admin and clean up.

Properties in a REIT portfolio can range from apartment complexes to health care facilities, hotels, shopping malls, and office buildings.

It could be the deciding factor that gets your unit booked.I have been in this situation my self and it really bites to start off in an hotel to wait on availability at a furnished unit that has a move out date sooner than I needed to only end up at another hotel or airbnb to finish the stay.
