So, I am thinking of couple of strategies.1) To sell and reinvest in other properties, i will have to do a 1031 exchange since it has been about 5 years since it has been my primary residence.2) continue to rent it out and wait for value to increase further.

As a matter-of-fact, another hidden cost for these guys is that they often do the first-month-free deal to get a renter in, further eating into their bottom line.So how do you compete with these guys? 

I'll have to look at it a bit further. 

I would go even further to say that the downturn here locally is still a ways off and you can miss out on making a lot of money by sitting on the side lines for the next year or 2 (as there is zero signs of slow down over the next 12 months from all the indicators I follow).
