An exception is one "cursed" 3-bdrm upper unit in a duplex which sat empty for 6-months once ... prompting me to gut-it back to the studs and perform an energy efficiency rehab.

Just make sure you know your costs for developing the land - is there access to water/sewer/electricity or will you have to put in a well, septic, and/or run power?  

The path to five doors was an arduous one, and I couldn’t imagine the time, energy, and effort it would take to hit my new target.

And I suggest that if someone's "dream" is to make money with no money and no assets, they would be better served using that energy to acquire some capital and leverage their own property. 

This is no different than a baker using $1 of ingredients to make and sell a $4 chocolate chip cookie.You can only flip so many houses, so the ability to scale is based on your time and energy.

I want to at least get the electric done but hoping to get water and gas too.

Additionally, study and learn as much as you can about everything related to construction/building and the ins and outs of RE....As a 16 yr old, you have the time and energy to get a lot of knowledge under your belt, which will be a huge advantage for you over your competition....

Water bills are insane here ($220+ for 2 people with minimal outdoor watering), so all in with internet, gas, trash and electricity that's roughly $500 month.
