Below, I am going to briefly provide the experience that my girlfriend and I have had so far hosting out house on Airbnb.

Time will tell of course (it's a new build so no possibility of rental history), but there is definitely demand for large properties that can host big groups.

Overall I personally like the property and the land but am I allowing that to cloud my judgement on the numbers?

Exceeding a 10% ROI is achievable...besides obvious factors deciding to hold heavy on reserves, being conservative on occupancy and a host of other smart moves may drive ROI lower but help prevent ‘oh snap’ moments.
