If you end up with a bunch of properties with no equity, you may want to narrow it down to absentee owners who own their property free and clear, or have owned at least 10 years, or something like that.

It even says that clearly on the website.

This may not be readily apparent if they simply accept what you previously offered, but is much more clear if they 'counter' offer.
