For commercial, you can also negotiate the amortization schedule (the longer the better), interest rate, pre payment penalty etc.

Well I think it is all dependent on the deal.. if the house hack ends up having better cash flow than the BRRRR after the refi, it might make more sense to house hack.

I know this is pretty deep down the rabbit hole, but hopefully someone has a better idea than a separate excel sheet (although that might be the best answer?).  

If you are using an FHA and Conventional loan, lenders require that the new primary residence is bigger or better than your current one. 

I would look at either moving in and enjoying your own home or sell for better opportunities. 

Easier to clean, don't hold odor, and they hold up better.

Kind of hard to buy a reperforming 2nd with little equity for a realistic return if less than 12% when you can get 12% investing in a portfolio of such loans or better run by a company with a solid track record.
