I always recommend you read a couple of books from different authors to get a foundational understanding of how real estate investing works.

They specifically mentioned Akron in the article, and both properties where tenant unions were formed here were just sold by amha (Akron metro housing authority) to redwood in February because, they said they felt it was the best shot they had for getting renovations done for the residents.

If so, I'd be interested in the same answer.In one of our cases, the lender went out of business but was bought by someone else and that entity was able to execute docs on their behalf.In another situation, we ran into a dead end because we could never find someone who was authorized to execute docs and the defunct entity's behalf.

. - My guess is that housing authority has changed their bedroom size criteria and this tenant now qualifies for one less bedroom.  

If we set up a LLC partnership agreement where she has all decision making authority, can we get by with just the Oregon LLC?

They do more to confuse you than to explain anything.Get some books: two of them are published by BiggerPockets (see the Bookstore), and on Amazon look for books by Stephen Fishman, Sandy Botkin, Tom Wheelright and Mark Kohler, among other good authors. 

In the book the author states this allows tenant to take ownership in their home and just creates a better relationship between tenant and landlord.

You have to find someone with the legal authority to sell.  

Hello Alex,I am sorry to hear that your tenant did not report these repairs, they were not discovered or repairs authorized by the prior owner.
