That is a personal choice, just putting the warning out there.

Good warning - there is a lot of variability out there with hard money lenders (and by that I mean that a lot of scammers/bad apples out there), quick perusal of their website shows no google reviews and their social buttons (facebook, twitter) were dead links - IMO in this day and age you should never go with a lender that doesn't have a rock solid reputation and track record that can be confirmed with a 5-minute google search and perusal

After doing some research I am seeing a lot of warnings about doing a job like this.

I think I was looking for documents for Landlords (i.e Leases, Rent Increase Notices, "Hey your apartment is super stanky and you need to quit being a gross tenant" warning letters) and Bigger Pockets came up.

The other property, I just found out that the city gave a warning, a violation where the paint was cracking on the exterior. 

I don’t know anything about them except this: if they are associated with Morris then I am going to stay far away from anything they do, anything they sell.I will leave you with one idiom, the ultimate and timeless warning in literally all aspects of every business – yet something we all forget from time to time.

(Warning, of course, the reverse happens when rent deflates. 

Not happy that there wasn’t a warning!

I will warn you, it is a lot of hoops to jump through.

Some are warning about the owner occupied FHA route however if that is the problem there is still the HomeStyle Renovation option.
