I would recommend just going conventional now if it’s within the next couple years.

A couple of years ago I sold an LTR and 1031-exchanged it for an STR in the NC mountains.

Gives you time to do what you already did.Since you bought the property using the owner occupant provision in SB1079, you need to occupy the property for at least a year, so no quick flip.

I was active in them until about 20 years ago.  

They confronted me about selling their property by the end of the year.

I say this even as I believe SFR dips this current year--which means it's a buying opportunity-- because I believe as much as mortgage "demand increases".

He renovated a property for me in Dania Beach last year and is currently doing my friend's house in Fort Lauderdale.

@Gladys Villa we chose to buy a fixer-upper in a great neighborhood, live in it for 2 years while renovating, sell with the tax exemption (now up to $500,000 profit tax free), then repeat until our kids needed more stability for schools.
