I can use that account to write checks from, and even make utility/mortgage payments directly from the account.

I know it sounds like I'm splitting hairs but some banks write HELOCs in their residential department....which won't write Investment Properties.

Follow your local laws.The best solution would be to get something in writing from the former tenant regarding disposition of the contents. ie, have a relative come get the stuff or whatever.

Hand write the addresses outside the envelopes to get people to open them. 

Never write a lease beyond one year.

Mf deal under writing is more difficult then the Cook books suggest.Your taking education will also build yiyr personal brand when talking to experts.

2)  I am currently self-employed and I could move retirement funds to a self-directed IRA, but not sure this is possible unless the seller is willing to write a non-recourse loan doc with us.
