Since tenant moved out I charged for cracked window, lock changed because i did not receive them until the 1st, paint because of discoloration of walls from grease in kitchen only.

Unless you can charge a premium on rent for having hardwoods that is enough to offset the extra cost of install, perhaps consider vinyl or laminate?

If you are looking at getting into flipping houses, the banks are going to be less likely to finance you since you have no experience so you will likely need to look for private financing or take money out of a 401-K or go to a hard money lender (they will either charge you crazy interest or not lend to you but I'm not really sure since I'm not too familiar with hard money lenders).

General Rule of thumb to use for SFR, but can be a quick guide for what you're looking at..1% for A neighborhoods1.25% for B Neighborhoods1.5-2% for C Neighborhoods2+% for D Neighborhoods.Not sure of the exact location, but I would venture to say you're probably in the C range in Madison and the way she is charging tenants/ vacancies.As-is with vacancies I would estimate $390,000.Completely Occupied / No major deferred maintenance $590,000.I'm curious to see other peoples thoughts on this too..

Basically you are going to have to convince the tenants that you are being fair and charging them for their portion as you are basically their "utility company".
