Make sure you vet all you bids by asking for references and walk jobs that they just finished and are currently working on.

As far as negotiating, I walked through the property, and had an idea of what I thought it was worth based on the a few years of researching and the current market.

The neighbors commented to the buyers during the inspection that they were the nicest girls and were doing so well with their goals (one was learning to walk all the time instead of crawling at age ten.) 

In a triplex building, one of my tenants caused a grease fire in one of my units  by walking away from frying bacon in an air fryer (admitted by the tenant) which caused major interior damage to the unit only because they mismanaged the fire poorly by turning on the vent-o-hood and opening the back door.

For our listings we normally focus more on the interior photo quality, and we sometimes do video walk throughs, etc.

Within a few hours of rejecting the offer I have camera footage of the person walking the property with a local town official.

Cleaned everything , sprayed inside and out, scattered bait outside....problem solved.2) we state in the description that our place is less than a mile from downtown, and an easy walk or Uber ride.

What I walked away with was a montra to live a life that would make my Dad proud.

I've had to walk tenants through some basic home maintenance situations as well.

or recommend a home inspector / contractor to walk the house to provide a bid of repairs / improvements.Best of luck
