It seems here in Denver that 15% and 4-5 pts has become a bit more standard, but also for 6-9 month deals. 10 pts. seems a bit high, but it is hard to find two year hard money and I suspect different markets will vary drastically.

The problem is, rehab prices are going to vary based on a number of things:- Location- Exit Strategy (Rent, Resell, etc)- Level of Finishes- Type of Contractor (GC, Sub, Handyman, etc)- Scope of Work (hiring a guy to install a toilet and nothing else will be more expensive than having someone who is doing a bunch of work on the house install an extra toilet)- Etc...The best way to figure out what these things will cost YOU is to talk to local contractors and and them what they charge.
