They will screen you, and your credit and can give you a better answer than any of us looking from the outside in. 

I like the way that Cozy handles the tenant application and screening process but I’m stumped about how to handle employment verification paperwork.

Gmail (and most email systems) have "canned responses" that you can easily respond the same way to all the duplicate type emails you get  "Our screening criteria is xxx, please submit your applications..." 

They did say it was common to have the search return hits from multiple people for folks with very common names but did not have any advice on how to validate if the person you are screening was the individual involved.Is there another tool to search criminal history that uses more specific inputs like driver license number, social security number etc.?

You say you have always used PM, so is this the first time you alone are doing tenant screening without PM?

They are very responsive, generate a video every time they go to the property for a service call and their tenant screening is great.For bigger apartment complexes Trinity Multifamily is really good. been working with their regional manager for the past few months targeting different acquisitions.

And if you have good contractors, it's probably unnecessary.
