Personally I want to see a sponsor that has gone through at least one full real estate cycle with little to no money lost, uses conservative leverage and projections, put significant skin in the game and has competitive/reasonable fees and splits.The thing is that the majority of these really experienced sponsors have built up very enthusiastic investor bases over time, so they are generally not going to crowdfunding sites (where they would have to pay an extra fee) or spending time on forums.

There is so much cheap money floating around now that I suspect the game is no longer just about cash flow but about sheltering good debt.Any available real estate is likely one of the best shelters of cheap money.Since cash will almost never be this cheap again,it's common sense that hiding as much of this as possible today even in a marginal deal is a no brainer since the same cash may cost triple the interest rate within the next decade.It beats burying it in the front yard.And neither Gold nor crypto cash flows.Happy plunging inventory !

If you read through all their fine print, you can even figure out what their end game is.After you apply (and provide all your personal info and SSN by the way), they’re going to charge you a 1% fee for “loan processing before the loan can be set aside for disbursement to borrower” (yes I know that’s a little hard to understand but that’s how they typed it).Bottom line, they’re going to try to get money from you up front, but you’ll never get a loan from them.Tips for Avoiding a Scam on BiggerPockets
