I'll be posting January's meetup info today, just nailing down if we are taking a field trip (aka, not our usual spot) or not.

All rentals should be tidy less thing to trip over or for pets/kids to get into.

I decided to make the trip down and find out for myself what all the hype is about. 

Find a local real estate agent and go for a ride for a couple hours and have them show you how traffic works in the city and where the jobs are along with the major bus routes. 

As someone who is traveling home in a week, the trip is a SLOG.

@Brendan MurphyIMO, there are attorneys out there that may not have made it as ambulance chasers or trip and fall types who became real estate gurus, and the advice they give isn't much different than from other gurus, other than they sell products using their assumed expertise in law which is often incorrect for the masses.

Turns out an elderly lady walked through, tripped on a root, and sued.While I emphasize with the lady, I wouldn'thave given her a penny.

Needs 20-30k for a full rehab, has an ARV of apx $110+k.I am planning on organising the rehab on this myself, but I have made several trips to the area already, met and talked to people locally, and started building a network of contacts.This project has taken a long while to get going, as I had to get finance for it (I think I mentioned I had very little money!)
